1. How to read land ledger for free
1) Go to Minwon24 (http://www.minwon.go.kr/) or Government24 (https://www.gov.kr/).

5) The land ledger does not require an accredited certificate.
If you enter some personal information, the ‘Land (forest field) ledger view/application for issuance of certified copies’ screen appears.
On the ‘Land (forestland) book inspection/application for issuance of a copy’ screen, the ‘Land (forestland) register issuance’, ‘Issue a copy of the land (forestland) ledger (Land right register)’, ‘Land (forestland) ledger reading’, ‘Land ( Forest) is composed of ‘Land Book Reading (Land Rights Register)’.
6) Enter the address of the land you want to inquire and click the Apply button at the bottom.

When the land ledger appears in document form, you can print it out.

2. How to read the land ledger
Just as the debt relationship of a person is not shown in the resident registration copy, there is no right relationship to the land in the land ledger. The land ledger only contains information about the land itself, such as the title, area, and official price of the land. The relationship of rights to land must be confirmed in the land registry.
1) This is a basic story, but you need to check whether the real land and the registered land are the same. You must check whether the two lands are the same by the location and lot number.
2) Check the title. It is very important to make sure that the land is suitable for the purpose for which it is intended to be purchased. For example, if you want to build a house on the land, the designation must be ‘Land’ or ‘Mixed Land’, and at least it is in contact with a road, so knowing whether the land can be repurposed is an urgent priority.
3) Make sure the area matches the area being talked about with the property.
4) Check that the owner of the land ledger and the owner of the register are the same person. If different, the Captain takes precedence. You need to know why it’s different.
5) Check the official price. Since the official land price is written in the land ledger, you can guess how reasonable the price you are trying to purchase is reasonable.
6) Finally, check the issuance date. This is because if it is not a land ledger that I personally issued, I need to know when the document was filed.
